Freightliner is moving 341 jobs to Fort Mill

Freightliner LLC is moving 341 jobs to Fort Mill from Oregon to be closer to the truck manufacturer’s customers and production sites.

The heavy truck subsidiary of German automaker Daimler AG said the move affects about 10 percent of its Portland workforce, primarily in sales, marketing and dealer support positions.

Freightliner is the leading heavy-duty truck manufacturer in North America and has built trucks in Portland for 60 years. But the company has made several rounds of major job cuts in recent years. And last year, it moved production of its Freightliner-brand trucks to plants in North Carolina and Mexico.

Freightliner will keep its headquarters in Portland but said future relocations are possible, depending on the dynamics of the market and its relationship with affiliates. The company also said some incentive contingencies are in place should it move more of its operations there.

The new South Carolina site is near the state border with North Carolina, where the Freightliner’s bulk of manufacturing facilities are located.

Freightliner informed its Portland staff of the move and offered all workers an opportunity to relocate. The move is expected to be complete by July 2008.

National Housing Report for August 2007

August was the eighth consecutive month of declining home prices nationwide. There is really no positive news in today's Standard & Poor's monthly report. At both the national and metro-area levels, the fall in home prices is showing no real signs of a slowdown or turnaround.

The biggest declines in home prices in August were in Tampa, Fla., down 10.1 percent; Detroit, down 9.3 percent; and San Diego, down 8.3 percent. Prices were up slightly in Charlotte, N.C., Portland, Ore., and Seattle. And, along with Dallas, they were unchanged in Atlanta. Recent reports show that the nationwide housing market decline is deepening.

The National Association of Realtors said last week that U.S. sales of existing homes were down more than 19 percent in September compared with year-earlier numbers. It was the biggest decline in more than seven years. The Realtors said the median price in September was down 4.2 percent from a year ago. In summary national home values have declined for eight month.

Common Questions from Floridians moving to the Carolinas

 

Do you build homes out of concrete, center block and cement that withstand winds up to 150 miles per hour?

Answer: In Charlotte hurricanes and tornadoes are very rare. The last hurricane was Hugo that came up our way in 1989. It hit Charleston, SC

and lost strength by the time it got to the Charlotte area. There were downed trees and power lines and we were very unprepared.

Homes are mostly stick built with lumber and timber. Wood can be very flexible under loads, keeping strength while bending, and is incredibly strong when compressed vertically. Most homes in our area have brick, stone, hardy plank or vinyl siding.

How long are the warranties on a new roof? 5, 10, 15 or 20 years?

Answer: Warranties in our area on new roofs are generally 20 or 25 years, depending on the supplier.

It is supposed to rain this weekend in your area. I don’t want to come to Charlotte in a storm.

Answer: Our rain storms are mild compared to Florida’s tropical rain storms. I personally would welcome the much needed rain here in the Carolinas.

I heard your homeowners insurance and property taxes is so much lower. Is that true?

Answer: The average Homeowners Insurance in the Charlotte region is $700 to $800 a year on a $350,000 home. Property taxes are about 1.29 per 100 in Charlotte, Mecklenburg County. If you would live on the South Carolina side of greater Charlotte (York and Lancaster County) you will save 40% to 50% of property taxes since they have done away with the school tax for owner occupied homes.

My association fees run $200 a month on my home in Florida. Can I save on those fees in Charlotte?

Answer: I have seen association fees on a home in the Charlotte area for about $400 to $1200 a year depending on the amenities. A home with maintained yard it is up to $170 a month.

The City of Tega Cay, for example has all the amenities including a golf course with club house, beaches, swim club, tennis, walking trails, but you only pay for what you actually use. There are no mandatory association fees in Tega Cay.

With the national housing trend, how come Charlotte homes are going up in value?

Answer: The Charlotte area grew with about 75,000 newcomers alone last year. Of them 60% are from NY and NJ area, the rest of the influx is from Florida and California. We had a modest increase on home prices every year (4% to 14%) and it helped us prevent a housing bubble.

U.S News & World Report announced its annual list of America's Best Hospitals. Carolinas Medical Center (CMC) in Charlotte has been ranked among the nation's best in two categories, orthopedics and urology. CMC has previously been ranked by U.S. News four other times. Carolinas Medical Center is the only Charlotte-area hospital to make the list.

The U.S. News & World Report rankings come on the heels of other local and national recognition. CMC has been named the "Consumer's Choice Preferred Hospital" in the Charlotte market by the National Research Corporation nine times.
HealthGrades, the nation's leading independent healthcare ratings company, rated CMC as best in the Charlotte area for overall cardiac services, and among the top five in North Carolina.

J.D. Power and Associates chose CMC as the first hospital in North Carolina to be recognized for service excellence in maternity care. Recently, J.D. Power also recognized CMC-University and CMC-Pineville for excellence in maternity care.

To compile its annual rankings, U.S. News & World Report uses RTI International, a leading research organization based in Research Triangle Park, NC. Being named to the U.S. News rankings is not easy. 5,642 hospitals were evaluated. Only 173 made the lists. Hospitals are measured largely by hard data which indicates mortality rate, experience in certain procedures, reputation among other physicians, excellence of nursing staff and availability of advanced technology.

The Banking Industry is helping Charlotte buck housing downturn

New York financial consultant Archie Luna will escape a 90-minute commute when he moves next month to Charlotte, North Carolina, where he's buying a $350,000 house that triples his space. ``My work-life ratio has really been pretty sad,'' said Luna, who takes a train daily from Long Island to Manhattan. ``We can get a house we really want in Charlotte, and I think if we make the right decision, we'll be sitting on a lot more equity in 10 years.''

Newcomers to Charlotte are finding an oasis in the biggest U.S. housing slump in 16 years. Homes are still affordable because Charlotte wasn't a target of the speculative second-home buying common in Florida and California.

Highlights from the 2006 data released by the Census Bureau:

 -Massachusetts led all states in college graduates, with 37 percent of adults 25 and older holding at least a bachelor's degree. West Virginia came in last with 16.5 percent.

-Mississippi led all states in high-school dropouts, with 22.1 percent of adults 25 and older not graduating from high school. Minnesota was at the other end, with only 9.3 percent.

-California led the nation in immigrants, at 27 percent of the state's population, and in people who spoke a foreign language at home, at 43 percent.

-West Virginia had the smallest share of immigrants, at 1.2 percent. It also had the smallest share of people speaking a foreign language at home, at 2.3 percent.

-New York residents had the longest average commuting time to work at nearly 31 minutes, while North Dakota had the shortest, at 15.5 minutes.

-More Americans are working later in life. In 2006, 23.2 percent of people age 65 to 74 were still in the labor force -either working or looking for work - up from 19.6 percent in 2000.

-Fewer households consist of a married couple with children - 21.6 percent in 2006, down from 23.5 percent in 2000.

I am nominated for "Best in Client Satisfaction 2007 Award"

I just found out that I am nominated for the Charlotte City magazine FIVE STAR: Best in Client Satisfaction 2007 Award.

In June Crescendo mailed 32,000 nomination ballots to Charlotte area residents who had recently purchased homes. On the ballots, recipients were asked to nominate only real estate agents who they knew through personal experience, and to evaluate them based upon nine criteria: customer service, communication, finding the right home, integrity, negotiation, marketing the home, market knowledge, closing preparation and overall satisfaction.

By July stacks of ballots arrived and Crescendo began carefully scoring each Real Estate Agent. Before finalizing the list, nominated real estate agents were reviewed by a blue-ribbon panel. The blue ribbon panel consisted of realty company executives, professional and trade officers and others directly involved in housing-related businesses.

Best in Client Satisfaction

The resulting list of 2007 FIVE STAR Real Estate Agents is an elite group representing less than seven percent of the real estate agents in the Charlotte area.
